Pricing
Why no revenue share?
No revenue share
A flat $19.99 per listing, per month — your bill never scales with your own success, and we are not incentivised to do anything louder than what the data supports.
Most fully-managed co-host services take 15–25% of monthly revenue. On a $4,000-a-month listing that is $600–$1,000 every month, for as long as the listing is live. Keepwise is priced for the operator who wants the automation without the percentage — and a vendor whose incentives stop growing the minute yours do.
Portability
What if I want to switch platforms later?
No lock-in. Nothing ties you to us.
Cancel any time and your listing returns to whatever you were running before us — there is no proprietary rate engine, no message template that only Keepwise can read, no connector you can’t pull yourself. Your audit log and your permit / ordinance records come with you as a structured export, so the history of who said what, when, and on whose authority stays yours whether you keep us on or not.
The audit log is the product. We would rather you stay because it is useful than because leaving would cost you the record of your own year.

We connect via native OAuth to Airbnb, Vrbo, and Booking.com at launch. Rate changes, guest messages, cleaner bookings, and permit flags from any one of them land in one stream you can review in seconds, with one-tap reversal if you disagree. You are not jumping between three inboxes or three calendars to see what is happening on a single property — the listing is the unit, the platforms are the channels.
Tone
Won’t auto-replies sound robotic?
Every draft lands in the audit log, and nothing sends without host opt-in.
You approve a short message-tone brief up front — the style you want, the few phrases you never want used, the topics you want to handle yourself. From there Keepwise drafts the reply in your voice, queues it for review, and never pushes it out without your sign-off on the rule. Tap into your own messages and write back manually at any point — manual replies stay possible at every step, for the guest who needs the actual host.
If a draft looks off, you edit and send from the same screen. The reverse direction is also live — if we have been told not to send, we don’t; we only draft, and the audit log shows the choice either way.

Permits
How accurate are the permit checks?
Human-curated per city, with the source linked on every flag.
STR rules are hyper-local. For each supported jurisdiction we maintain a watchlist of the municipal portal, the relevant council / committee hearing agenda, and the host-community channels (subforums, regional host groups) where the next ordinance change usually surfaces three weeks before the government notice posts. Every entry in the permit ledger points back to the source it came from — a city URL, a hearing PDF, a thread timestamp — so you can verify it yourself and so can an inspector.
Coverage is intentionally narrower than most “compliance” tools. We would rather know your city well than claim to cover every city superficially. If your jurisdiction is not yet on the list, the playbook chapter on ordinance radar walks you through setting the watch yourself.
